POSITION OVERVIEW
The Preconstruction Manager is responsible for leading the preconstruction phase of commercial
construction projects across healthcare, education, and municipal sectors. This role oversees budgeting,
estimating, scheduling, constructability reviews, value engineering, client coordination, and subcontractor
engagement while partnering closely with Operations to ensure a successful transition into construction.
Experience with Construction Manager-at-Risk (CMAR) and Design-Build delivery methods is required.
MEASURES OF SUCCESS / KEY RESPONSIBILITIES
• Lead all aspects of the preconstruction process, including estimating, budgeting, scheduling, and
client coordination.
• Partner with Operations teams to align project scope, logistics, staffing, and execution strategies.
• Develop and manage preconstruction schedules and milestone deliverables.
• Prepare conceptual budgets, quantity takeoffs, GMP proposals, and value engineering
recommendations.
• Support business development through proposals, interviews, and client presentations.
• Review construction drawings, specifications, and contracts for accuracy and constructability.
• Solicit, evaluate, and negotiate subcontractor and supplier pricing.
• Develop strong relationships with clients, design teams, and trade partners.
• Identify project risks and provide cost-effective construction solutions.
• Ensure a smooth handoff from preconstruction to project operations.
QUALIFICATIONS / IDEAL CANDIDATE ATTRIBUTES
• Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
• 5+ years of commercial construction experience with strong preconstruction, estimating, or
operations leadership experience.
• Experience with CMAR and Design-Build project delivery.
• Strong estimating, budgeting, scheduling, and cost analysis skills.
• Ability to read and interpret construction drawings, specifications, and contracts.
• Excellent leadership, communication, negotiation, and relationship-building skills.
• Strong organizational, analytical, and problem-solving abilities.
